When working with me I seek to fully understand what you are looking for before taking a closer look at the neighbourhoods you might be interested in. This includes your “must haves – non negotiables” and your “wish list”. 

Once I know what you’re looking for I’ll send you with any properties available that match your search criteria and fall within your budget.

We’ll set up viewings for any that you find interesting or think might work. It often works to keep the home info sheets and rate the homes in case you forget later.

If you are thinking of building a new home let me know before visiting. I can certainly help with new-build homes. The same goes with FSBOs (for sale by owners).

If you haven’t already done so, you’ll need to get approved for a mortgage. The final mortgage will depend on an appraisal and other factors, but this will get you started and let you know what you can afford.

Your lender will cover the financial considerations, including the mortgage requirements, but you’ll need pre-approval to submit an offer on a home.

You can certainly ask any lender you already have a relationship with, but if you want recommendations, please don’t hesitate to ask.

You will need funds available on short notice.

When we offer, we include a deposit of 5 – 10%, due when the offer is accepted and held in trust, forming part of the down-payment. You will also require about $500 – $1,000 for a home inspection and an additional $200 – $500 for a bank ordered appraisal. Legal fees and disbursements could cost from $1,200 – $2,500. And where applicable: $350 – $600 for a condo document review. Title insurance might make sense and cost $150 – $400.

How do I get paid? Unless you buy a FSBO, my fee comes from the seller, out of the proceeds of the sale.

Once you are ready to buy, we will discuss the selling history of the home, where the price is relative to the market and assess current and recently sold properties. Then it’s time to prepare the offer. The goal in a successful negotiation is to come to a win-win solution.
